Rent to Own, Lease Option and Lease
Purchase
are terms often used interchangeably,
however they are each different.
Most of our agreements are made
with the Lease Option to Buy, similar
to the Rent to Own. The Lease Option,
with down payment consideration,
gives you the exclusive right to
buy the home over a predetermined
period of time, usually within 12
to 24 months. We are required to
sell to you once you exercise your
Option to Buy, however you are not
obligated to purchase the home as
you would be with the Lease Purchase.
Most

can be found in the Southern Crescent
areas of Coweta, Fayette, Clayton,
South Fulton and Henry County Georgia.
The
Custom
Home Finder
service is available only in Newnan,
Peachtree City, Fayetteville, Fayette
and Coweta County GA at this time.
How to Qualify for a Rent to Own Lease Option or Lease Purchase Home:
*
Income: Monthly income before
taxes must not exceed 30% of the
monthly lease rate.
* Down Payment: With 2-3.5%
of the purchase price, the better
the chance for approval; especially
for credit challenged buyers.
* Credit Review and Verification:
Applications may, at our discretion,
be denied for negative credit information,
unpaid collections, unreleased liens,
unsatisfied judgments or a broken
lease.
* Landlord Verification:
The previous two years rental history.
* Employment Verification:
The previous two years work history.
* Credit Repair and Management:
Credit challenged applicants can
be approved, at our discretion,
if they sign up for
Credit
Repair and Management.
(Once enrolled, access to the
Available Homes list or the
Custom
Home Finder service
will
be available.)
Applicants Will Be Denied If:
*
Falsifying or misrepresenting any
information on the application.
If false information is found after
the Lease to Own or Option agreement
is signed, the agreements will be
terminated.
* Previous landlord's report of
noncompliant behavior, poor payment
history, inability to get along
with neighbors, or misuse of property.
* Negative credit report information
deemed too extreme for credit restoration
to help near term.
* The use of a false Social Security
number or identification card.
* We do not currently accept Section
8 housing vouchers.
We
do give priority to clients that
enroll in our
Credit
Repair and Management
program. This program does offer
reasonable payment plans for all
budgets. Plus, you get this credited
back to you when you get qualified
and buy a Rent to Own, Lease Option,
or Lease Purchase home from us!
